Hail Here Is Real and It Is Slow

Eastern Iowa gets genuine hail. A storm can cross Scott County, do nothing you can see from the street, and take five years off every asphalt roof it touched.

That is the part homeowners find hardest to believe, and it is the part that matters most. Hail knocks the granules off and bruises the mat. Nothing leaks. The roof simply has less life than it did yesterday, and the failure arrives one to five years later, long after the filing window has closed.

How the Money Actually Arrives

1. You open the claim. Only the policyholder can
2. An adjuster inspects, ideally with your roofer present
3. The carrier issues a scope of loss and a first check
4. That first check is the actual cash value, the price minus wear
5. The work is done and documented
6. The withheld depreciation is released, which is the rest of it

The first check looking small is normal. It is not a dispute. What you need to know beforehand is whether your policy pays replacement cost or actual cash value, because on an actual cash value policy that depreciation is never released and the gap is yours to cover. The Sentence That Ends the Conversation

If anybody offers to cover, waive, absorb or rebate your deductible, the conversation is over. It is insurance fraud in Iowa and in Illinois, it puts you in it alongside them, and it tells you exactly what their standards are.

There is no clever version. Your deductible is the share you agreed to carry in exchange for a lower premium.

What an Honest Inspection Sounds Like

Sometimes the answer is that your roof is fine. Storms miss houses. Hail falls in narrow bands. A company that finds damage on every roof it inspects is not inspecting.
